Where the mould sits, how the property is heated, whether extract fans actually extract, trickle vents, tumble dryer venting, and cold spots caused by missing or slumped cavity insulation. Thermal bridges at lintels and window reveals are a frequent culprit in 1960s and 70s builds.

Mould treated and killed at the root rather than painted over, humidity-sensing extract fans or positive input ventilation where needed, insulated plasterboard on genuinely cold reveals and walls, and an anti-condensation finish where the surface temperature can't be lifted enough.
